Application Process

Apply Online for the Fastest Service

  1. Each adult over the age of 18 (ex. husband and wife) planning to occupy the property must submit a completed application.

  2. If applicant is a student or not employed, a guarantor must be secured. The guarantor must also submit a completed application and pay the application fee. Please note that the guarantor will be a tenant under the lease agreement and will be required to sign the lease upon approval.

  3. There is a $40.00 non-refundable application fee for each, unmarried applicant. The non-refundable application fee for a married couple is $60.00. The application fee is payable at the time the application is filled out. A payment must be in the form of CREDIT CARD, or MONEY ORDER.

  4. A completed application consists of ALL of the following:
    • Qualifying Criteria
    • Privacy Policy
    • Residential Lease Application
    • Agreement for Application Deposit
    • Valid Driver's License, or Government Issued ID
    • Social Security Card
    • One Month's Most Recent Pay-Stubs (If you are self-employed then we will need your tax returns to verify income.) *Please note that your application will not be run and the property will remain on the market until we receive ALL of the items listed above.*

  5. Once your completed application, including all information listed above, is received, we will do the following (this is typically done in 2 business days, or less).
    • Process your application
    • Review your credit report
    • Review your criminal report
    • Verify your employment
    • Verify the last 5 years of residency to ensure that sufficient notice and account care was exercised
    • Contact the property owner for final decision

  6. After reaching a decision on your application we will contact you immediately.
    • Denial: A letter will be emailed and mailed to your current address with specific reasons as to the denial of your application. You will also be instructed to come to our office to pick up the $100.00 refundable application deposit.
    • Acceptance: At this point the $100.00 application deposit will be applied toward your security deposit and is no longer refundable. Upon approval, you will have 72 hours to sign the lease and pay the remainder of the security deposit. The property will remain on the market until the lease is signed. The security deposit must be paid in the form of a money order or a certified check.
Once you have completed your application, you may do one of the following:
  • Bring it to our office at 5601 Bridge St. Ste. #504, Fort Worth, TX 76112, paying the application fee when you drop it off
  • Fax it to us at 817-288-5511, paying the application fee on our website- www.frontlineproperty.com. If you decide to fax your application, please be sure to download the Application Fax Coversheet (link) that must be submitted as the first page of your application documents.
  • Scan and email it to us at kmckenzie@rentcheckhouston.com, paying the application fee on our website- www.frontlineproperty.com
